This topic explains what essential documents are, where they are found and what they mean. It also explains the Record of Title (previously Certificate of Title), legal tenure, interests, encumbrances and restrictions, caveats, notice of claim, statutory land charges and leases and residential tenancies.
The course also explains easements, encroachments, building line restrictions, covenants (protective, restrictive, fencing) and consent notices under section 221 of the Resource Management Act and Notices under the Building Act 2004. Building on hazard prone land and construction of buildings on two or more allotments is also covered.
